Encode for smart-lock without a hub. Most smart deadbolts require a Z-Wave or Zigbee hub (Ring, SmartThings, Aqara) to be useful remotely. Encode connects directly to your home Wi-Fi - no hub. L9000 mortise on commercial. Most PSL government, school, medical, and Class-A office buildings spec Schlage L9000. When you take over a tenant space along PSL Boulevard or in the Tradition Centre Drive corridor, the existing locks are almost always L9000 - rekey is far cheaper than ripping out and replacing.
What Schlage is not. Schlage B60 is Grade 2, not Grade 1, and not pick-resistant in the way Medeco 3 or Mul-T-Lock MT5+ are. Yes, the Encode is rated for outdoor exposure and we have customers running them on Hutchinson Island and Jensen Beach coastal homes without issues. The two failure modes we see in Florida are (1) salt-air corrosion on the exterior thumb-turn finish over 5+ years, and (2) keypad button responsiveness degrading after 3-5 years of UV exposure. Schlage's lifetime finish warranty covers the first; the second is a hardware refresh.
If you have an existing deadbolt bore, yes - it's a 15-minute job with a screwdriver. The places people get tripped up are (1) backset (2-3/8" vs 2-3/4" - measure first), (2) drilling a new bore on a door that doesn't have one (needs a hole saw and a precise jig), and (3) strike plate alignment (the deadbolt has to fully extend without binding). We install customer-supplied Schlage hardware at the same labor rate.
For the Grade 2 residential comparison (Schlage B60 vs Kwikset Signature SmartKey): Schlage is more pick-resistant out of the box (Kwikset SmartKey has a known bypass technique).
