Two patterns dominate our Kwikset calls. First, the Halo install that the homeowner tried themselves. The deadbolt is on but the Wi-Fi pairing fails halfway through, the app crashes, the keypad lights up but the bolt won't throw. Or the Premis was set up on an old iPhone, the phone got upgraded, HomeKit lost the device, and now the front door is a paperweight with a mechanical key bypass that nobody can find.
Second, and this one is more serious: the SmartKey rekey concerns. Kwikset SmartKey (980 and 660 deadbolts) is the "rekey-yourself" cylinder. It's convenient. It's also been demonstrated by Bosnianbill, LockPickingLawyer and others to be defeatable in under a minute with a $5 tool sold on Amazon. Most PSL homeowners don't know this until they've been targeted. After a tenant turnover in St Lucie West or a contractor leaving the job in Tradition, we get calls asking to "secure" the SmartKey - the honest answer is to swap the cylinder for a non-SmartKey Kwikset 980 or step up to a Schlage B60.
Third call: SmartCode 909 / 913 keypad deadbolt with dead batteries, sticky buttons, or the user-code list that nobody can remember the master code to reset.

Kwikset 980 series. Grade 1 ANSI residential deadbolt. The step-up Kwikset for homeowners who want commercial-grade kick resistance and cycle life. Standard KW1 keyway. $55-95 hardware.
Kwikset SmartKey. Kwikset's rekey-yourself technology. The cylinder has a side-channel that accepts a 'reset cradle' and lets a homeowner re-key the lock with the existing key plus a new key in about 60 seconds. Useful for after-move-in rekey when you want to invalidate the builder's master key. We do this rekey free if you ask during another service visit. Honest note: SmartKey has a known bypass technique that experienced lock-pickers can exploit - so for higher security threat models, we recommend upgrading the cylinder to standard Kwikset KW1 or going to Schlage B660 Primus.
Kwikset SmartCode 260. Electronic deadbolt with keypad, mechanical-key backup, no Wi-Fi or smart-home integration. Battery-operated, programmable codes. Common in PSL rental properties and short-term-rental backup setups where the goal is keypad access without app dependency. $90-150 hardware.
Kwikset SmartCode 270 / 888. Adds Z-Wave Plus connectivity for smart-home integration (SmartThings, Ring, Wink). Z-Wave hub required. Programmable codes, audit trail through the hub. $120-180 hardware.
Kwikset Halo Touch / Halo Wi-Fi. Kwikset's flagship smart deadbolt. Halo Touch adds fingerprint authentication, Halo Wi-Fi connects directly to home Wi-Fi (no hub required). Both have keypad and mechanical-key backup. $200-280 hardware.
Kwikset Aura. Bluetooth-only smart deadbolt - paired to phone via Bluetooth, no Wi-Fi or remote unlock. Lower cost ($110-160) for homeowners who want app-based unlock without cloud connectivity.
Kwikset Tylo, Polo, Cove, Juno knobs and levers. The Kwikset residential knob and lever line. Color-matched to the deadbolt line. We rekey and service the cylinders, replace springs and latches.

New-construction default. If your home was built in PSL after 2010 (Tradition, Telaro, Veranda Bay, PGA Verano, the newer Lakeforest builds), the front and back deadbolts are almost certainly Kwikset Signature or 980 with SmartKey. The builder ships these because they are color-matched, low-cost, and let the homeowner rekey themselves without a locksmith.
Post-closing rekey - the universal recommendation. Every new-construction PSL home should be rekeyed after closing. Reason: the builder, the realtor, the cleaning crew, and possibly the previous-buyer-who-fell-through all had access to the original keys. SmartKey lets you do this yourself in 60 seconds per cylinder, or we will do it free during another service visit. This is the single most underused security step in PSL home buying.
SmartCode 260 for rental units. When a PSL property manager has 5-30 units and tenant turnover happens every 6-12 months, manually rekeying every door is slow. SmartCode 260 lets you change the code at tenant change-over without any physical rekey. We have several PSL landlords on a quarterly schedule for SmartCode battery + code rotation.
Halo Touch for fingerprint-without-cloud. The Kwikset Halo Touch is one of the cleaner fingerprint deadbolts on the market - $200-280 hardware, no monthly subscription, no required cloud account. For PSL homeowners who want fingerprint access but do not want app dependency, Halo Touch fits well.
When to upgrade away from Kwikset. If you have higher security needs (waterfront high-value home, jewelry storage, occupational threat), Kwikset Signature SmartKey is not the right tool - the SmartKey bypass and the Grade 2 cylinder are not enough. Upgrade path: replace cylinder with Kwikset 980 (Grade 1 standard KW1) for moderate step-up, or jump to Schlage B660 Primus, Medeco M3, or Mul-T-Lock MT5+ for actual high-security. We will tell you on-site which makes sense for your specific threat model.
What Kwikset is not. Kwikset is not a commercial brand. Kwikset does not offer mortise locks, panic devices, or commercial-rated access control. If you have a commercial PSL space, the right brands are Schlage L9000, Yale 8800, Sargent 8200, or Corbin Russwin - not Kwikset.

SmartCode 260 is keypad-only, no smart-home connectivity - just battery-powered keypad with up to 30 codes. SmartCode 270 (and the 888 / 916 variants) adds Z-Wave Plus for integration with smart-home hubs (SmartThings, Ring, Wink). Both have mechanical-key backup. 260 is the simpler / lower-cost choice; 270 is right if you want app-based remote unlock and audit trail.
Cost and color-matching. Builders ship Kwikset because it is widely available at the new-construction tier price point ($35-65 per deadbolt MSRP), color-matches across the residential line (deadbolt + knob + handleset in the same finish), and the SmartKey feature lets buyers rekey themselves at move-in without paying a locksmith. Schlage costs $40-80 more per door at the builder tier, which adds up across the development. Most PSL new construction landed on Kwikset for the same reason.
