High-end builders in Tradition and St Lucie West love multi-point doors. Andersen, Pella, and Marvin entry and patio doors throw two or three steel bolts top, middle, and bottom when you lift the handle. The problem is, when the door drops half an inch from settling or the gearbox jams, the top bolt stops engaging and the door swings in the breeze.

A multi-point lock is a vertical mechanism inside the door edge with three or more locking points - typically a main deadbolt or latch at handle height plus shootbolts engaging the head and sill of the frame. When you lift the lever handle, the gearbox translates that motion into simultaneous engagement of all locking points. When you turn the key cylinder, the deadbolt cycle locks the system.
The failure modes:
Gearbox failure. The heart of the system. When the gearbox internal cogs or springs fail, the lever feels loose, doesn't lift, doesn't engage points, or engages partially. Most common single-component failure. Replace gearbox: $380-980 depending on brand + model. Ferco and Roto gearboxes typically $180-420 hardware; Hoppe HLS9000 and G-U BKS fire-rated $320-680 hardware.
Cam disengagement. The shoot-bolt cam on top or bottom has worn or popped off the drive rod. Symptom: the top or bottom point engages weakly or not at all while the middle deadbolt still works. Repair: open the door edge, re-engage or replace the cam, $260-480.
Alignment loss. The door has settled or the frame has shifted (very common on Florida slab-on-grade homes after the first 2-5 years). The shoot bolts no longer line up with the strike pockets in the frame. Symptom: hard to lift the lever, requires force, sometimes won't fully engage. Repair: re-mortise strikes or shim hinges to bring alignment back, $180-380.
Cylinder failure. The Euro-profile cylinder (most multi-point systems use Euro DIN profile) has worn wafers or a snapped tail. The lever and points work but the key doesn't engage the deadbolt cycle. Replace cylinder: $140-280 including Euro DIN cylinder hardware.
Handle / lever failure. The lever spring or the handle-to-spindle interface has worn. Lever droops or doesn't return. Replace lever set: $180-380 depending on brand and style.
About 15-20% of the multi-point service we run is a full system replacement - typically when the gearbox is obsolete, parts are no longer available, the door has been damaged enough that multiple components have failed simultaneously, or the homeowner wants to upgrade from a non-Florida-rated multi-point to a hurricane-rated one. Full replacements run $880-2,200 plus door fabrication if needed.

Roto. European brand, found on imported and high-end domestic doors. Roto NT and Roto Frank multi-point systems are common on PGA Verano and Hutchinson Island custom builds. Hardware $220-480 for gearbox. Typical 2-5 day lead on Roto OEM parts.
Hoppe HLS9000 / HLS7000. German manufacturer, premium tier. Found on PGA Verano luxury entries, Hutchinson Island custom builds, and some Tradition / Telaro upgrade installs. HLS9000 includes a hardened deadbolt and is the closest multi-point spec to true high-security. Hardware $320-680 for gearbox. Lead 2-5 days for non-stock variants.
G-U BKS. Commercial-grade multi-point, common on fire-rated double-door applications (commercial office, hotel suites, multi-family common-area doors). G-U BKS gearboxes meet NFPA 80 fire-door requirements when installed in a fire-rated door assembly. Hardware $380-780. Lead 2-5 days for fire-rated variants.
Sobinco / Activor / WinkHaus. Less common but seen on some specific imported doors. We diagnose on-site and order parts as needed.

Most Hoppe HLS9000 and HLS7000 failures are gearbox, cam, cylinder, or alignment - all standard locksmith work. We service Hoppe systems weekly across PGA Verano, Tradition, and Hutchinson Island. When the door slab itself is damaged (water rot, impact damage to the stile, warpage from heat) the work crosses into specialty door contractor territory and we tell you on-site. That happens on roughly 15-20% of the calls.
Full new multi-point system install (gearbox + drive rods + shootbolts + strikes + handle set + Euro cylinder): $880-2,200 depending on brand. Ferco / Roto new install on the lower end, Hoppe HLS9000 mid-range, G-U BKS fire-rated commercial on the upper end. Note that retrofitting a multi-point onto a door that didn't originally have one is a much bigger job - usually that work goes to a door contractor because it involves new mortising of the door edge and the frame.
Significantly more secure against forced entry. A single Grade-1 deadbolt resists ~10 strikes at 75 lbs. A 3-point multi-point system engages three locking points simultaneously - top, middle (deadbolt), and bottom - distributing the force and effectively tripling the kick / pry resistance. The weak link in multi-point security is the door slab itself; if the door is hollow-core or thin, the points engage strongly but the door panel can split. PSL hurricane-rated doors with multi-point hardware (common in coastal Hutchinson Island and newer construction) are among the most secure residential setups available.
60-120 minutes on-site for stocked-brand gearboxes (Ferco common). 2-3 hours for less common variants. The work: remove handle set and Euro cylinder, unscrew the gearbox face plate, lift the gearbox out of the door edge, drop the new gearbox in, reconnect drive rods to top and bottom shootbolts, replace face plate, reinstall handle and cylinder, function test 10+ cycles. Specialty fire-rated G-U BKS installs take longer because of additional documentation requirements for NFPA 80 compliance.
