Florida Building Code (FBC), the Florida Residential Swimming Pool Safety Act, and most PSL HOA pool standards all require the same three things on a pool gate:
1. Self-closing. The gate has to close on its own from any open position without anyone pushing it. Hinges with built-in spring closers (D&D TruClose, hydraulic dampers on larger gates) do this. If your gate sits open when you let go, it fails.
2. Self-latching. When the gate closes it has to latch on its own without anyone lifting or pressing the handle. Magnetic latches like D&D MagnaLatch are the standard - the gate slams shut, magnet pulls the latch arm into the keeper. If you have to push the handle down to latch, it fails.
3. Latch height + opening direction. Florida code requires the latch release to be 54 inches above grade (so toddlers can't reach it), and the gate has to swing AWAY from the pool. If your latch is below 54 inches you need a self-locking magnetic latch that can only be released with a key or magnet card from the pool side.

PSL has more gated communities than almost any city its size in Florida. Generally no for like-for-like replacement on an existing fence with an existing pool. Permit IS required for a new pool installation, a new fence around an existing pool, or any change of pool barrier configuration.
