Walk into 100 PSL homes and 70 of them will have the same builder-grade setup on the door between the garage and the kitchen: a hollow-core wood-veneer interior door, a Defiant or low-end Kwikset knob, no deadbolt at all or maybe a Grade 3 deadbolt, and a strike plate held in by three-quarter-inch screws into thin pine framing.
From a security standpoint that door is barely a door. Once a thief is inside the garage (left open, broken bay window, opener fob stolen from a parked car), the entry door takes under 30 seconds to defeat - kick the hollow-core panel through, or pry the latch with a $10 pry bar from the box at the corner of US-1 and Walton.
The fix is three changes, in priority order:
1. Solid-core door. If the existing door is hollow-core, swap it for a 1-3/4 inch solid-core or steel-faced door. $180-380 for the door + $60-120 install. The single biggest upgrade you can make - kick resistance goes from negligible to near-residential-front-door grade.
2. Grade 1 or Grade 2 deadbolt. Most garage entry doors come with a knob lock only. Add a Schlage B60 (Grade 2) or Schlage B660 (Grade 1) deadbolt - $40-180 hardware, $120-180 install. Drilling a new bore is part of the job since 60% of PSL garage-entry doors don't have a deadbolt cut.
3. Reinforced strike plate with 3-inch screws. The single cheapest security upgrade in the entire house. The other half of garage security is the overhead door itself. Most PSL homes use the overhead door as the primary daily entrance (more often than the front door), which means it's also the primary security exposure when the family is out.
Overhead door track locks. Slide-bolt locks that drop into a hole drilled in the track, physically preventing the door from being lifted even if someone defeats the opener. $40-90 hardware, $60-140 install per door. Recommended for snowbird homes left empty April through October - we install them before you leave and remove them when you return.
Disconnected opener release ('garage door open lever' lock). The emergency release cord that lets you manually lift the door from inside. Burglars use a coat hanger through the top weatherstrip to grab this cord and disconnect the opener. Lock kits ($20-50 hardware, $40-80 install) block the cord from being grabbed from outside. Anyone with a snowbird situation in PSL should have this on every overhead door.
